Registration of immovable property

I want to register my flat as gift to my son My Flat is in Kolkata but I am for the last 10 years living in Mumbai.Can I registered the flat in Mumbai instead of registering at Kolkata ?
Will someone expert in this can help me to proceed? more

Instead of Gift Deed (which will attract Stamp Duty) you may opt for 'Will' to transfer your flat on your son's name (which will be effective after your death), this will save Stamp Duty. The 'Will' can be get registered in Mumbai. more  
Regret systems aren't advanced as yet in india for last 70 years and neither country unified in many such matters. Remember in india the govt cannot move and citizen has to move to the immobile govt officials desk wherever he is for the concerned work. Despite freedom the equation still is ruler and ruled and not server and serviced. Sarkaar aapke dwaar pahuchne mein kaafi samay lagegaa. The constitutional guarantee of Equality doesn't apply between the govt and citizen. THE physical presence in front of the registrar is necessary. Alternatively giving a particular (implies POA for that particular purpose ) power of attorney to execute the deed on your behalf is the only way. You may WILL it and register the will at mumbai itself. more  
Sir,MY practical advise is as under.You may give a Power of Attorney (PoA) to any person to register the Gift Deed in Kolkatta on your behalf, BUTthe PoA needs to be first registered in Kolkata / (taken on record in Kolkata) - after meeting all the procedural requirements, like PAN, PP PHOTOS of both the given and acceptor of PoA.There is a provision to register the PoA in Mumbai and then the REGISTRAR / SUB-REGISTRAR from MUMBAI has to send the REGISTERED PoA to KOLKATA, but this particular provision is not popularly followed by the Registrar's office (to my knowledge)Then, based on the Registered PoA, the Gift Deed can be registered, wherever the property is situate in India.This approach is also not followed because the Registrar's office do not want to follow this RISKY ROUTE.Although the other popular approach is a little more inconvenient, it may serve your and your son's interest well in future. Regards,SrinivasanMob - 98201 31386.  From: SUBRATA GHOSHAL Sent: Tue, 08 Jan 2019 01:01:10To: sun.srini@rediffmail.comSubject: "Registration of immovable..." more
