Purchase of Un-Approved sites on Agricultural Land
One of my friends has a site in the outskirts of Coimbatore and wants to dispose it. The piece of land is part of an Agricultutral site which has been split into 28 sites (un-approved) and being taken care of by its former owner(s), who after selling them as a layout [ Un-Approved] still maintains the empty plots. He is also taking the benefits of the Palm trees lined along the corners of this area. When my friend showed intention to sell I did due diligence by
1) sending the available papers for Legal Scrutiny
2) Talked to the original person involved in helping my friend buying the property. Incidentally this person lives alongside this property and has brokered the sale of about 10~20 acres surrounding the place he stays in - which is typical in many villages.
On questioning him I found that the layout that he has formed is
1) Agricultural Land Split into pieces with space for road
2) Un-approved Agricultural Site
and to beat it all !!
3) No Panchayat Approval also
Is it wise to buy this land land from my friend ? as it is only for investing our savings for our children ?? more

It is not advisable to purchase land on unapproved layout that too when if it is classified as Agriculture Dry land more

No doubt it carries some risk, but over and above it carries lots of money, efforts and time to get it regularized. Should you prepared and equipped for the same, surely it will fetch good returns in long run. more
