In our country, many people are cheated by the builders community due to lack of legal knowledge of the purchaser. Is there any mechanism in administration whereby a customer can find legal requirements of the property by just specifying the property no./ survey no./plot no. so that he is not cheated. Same property is sold to a no. of customers. Is there no fool proof system of registration . So that as soon as one person has purchased, NO OTHER PERSON CAN BE OFFERED THAT. more

Dear Bajrang Goel, which place r u from? If from maharastra, a search report from an advocate from registrar of Registrations office is a sufficient. In some places an adv in local newspapers helps. some states have some encumbrances certificate. please tell your place, so that we could suggest a better way more  
Now a days most data are digitalised. In Tamil nadu, you can apply for Encumbrance certificate even on line. Legal system is always buyer beware. So before purchase it is the buyers duty to verify!. You have to check the EC before purchase. So mostly you can avoid purchase by two persons. How many of the purchasers quote correct value of purchase? We are also hasty and support cheaters in some ways. Try to obtain a legal opinion for property before purchase and not after purchase. We complain when we go for housing loan legal requirements. It is called for only to protect the interest of the purchasers and the financier. Arbitration and conciliation is also available for easy settlement. more  
Mr Bajrang Goel, digitisation being announced on 1st July 2015/by resp PM Modiji, can be an answer for your problem. Only, if the mechanism is so designed, to avoid multiple sale deeds etc for the same property. more  
Why this is so only in India? Because no system has been created to tackle such incidents and happenings, builders are absolutely safe because they have partnership with officers who are in place to monitor such events/dealings. Lack of ethical orientation also is the main cause for all this. Even the quality of buildings is left entirely on builders, which is not correct. Independent agency should monitor all legal issues and quality of construction. Since independence we are sleeping, now hopefully may awake. more  
I have similar problem. I booked by paying 25% of the cost of flat in First City planned in MiIHAN in Nagpur Devendra Phadnvis and Nitin Gadkari comes from this city but even after almost three years I do not see any progress. In the mean time three owners have changed. Can any one suggest what I should do.
