cheating and service deficiencies in housing loan taken from LIC HFL.

I had taken housing loan from LIC HFL under floating rate of interest from LIC HFL, Ahmedabad a few years back. They had taken my signatures on some long agreements and promised that the copy of the agreements will be delivered to me. Till date they have refused to give copy of the agreement, in spite of vigourous follow up. During last 4 years the interest rates have fallen, but they have not reduced rates as required under floating rate of interest. Unfortunately, they have increased my EMI without intimation some 2-3 months back. My Banker refused the ecs for the first month as the amount differed. Further, while granting the loan LIC HFL does not pay loan installments by NEFT or electronic mode but issues backdated cheques and charges interest from the date given in the cheque. In one instance the loan installment cheque was delivered to me after 45 days from the date written in the cheque. They charged interest from the date of the cheque. The same was pointed out by me with evidence, but they refused to reduce the interest. LIC HFL plays multiple frauds with the customers and the hapless customers have to pay excess interest and EMIS. i recently came to know that under floating rate of interest they do not reduce the rates in first three years and after three years also they will neither intimate you about reduction in the interest rates nor guide you how to claim the benefit of lower interest rates. In case, you persistently follow up then they will force you to pay a hefty fees of Rs. 2500 to 10000 before affecting any change in the interest rates. How ever they frequently increase your interest rates and EMI without any intimation. Unfotunately, there is no regulatory authority in thr housing loan sector and you have to approach consumer courts. NHB has no legal powers to take action although you can take up the matter with them. LIC HFL is one of the most dangerous Companies taking undue benefit of the loopholes in the law and charges very high amounts in the name of interest changes, record making, alteration fees, document endorsements etc. Public should be very careful in taking housing loans and avoid taking loan from LIC HFL. Any suggestions for taking action against the housing loan company are most welcome. more  

Can't be done anything,even PNB increased the rate immediately but when it goes over lower side they keep changing higher more  
initiate immediately a complaint to the bank and insurance ombudsman more  
Housing Companies are neither regulated by RBI, Ombudsman nor IRDA. NHB regulates them to some extent but they lack legal powers to implement their orders. more  
You can approach Consumers court. more  
Can this happen in India, where the judicial system is all but broken to pieces? To admit a plea it takes a minimum of 6 months. more  
These companies are not at fault the employees manipilate the system for their own incentives to be received by them from the company the result is the customer is at the receiving end, I am not a legal person but I think it is better to start recording these people that make you sign blank cheques blank papers and file separate cases on them in addition to the cases on the company, once this trend is followed and employees start receiving court notices and convictions am sure things will straighten out more
