A retired friend of mine invested in real estate from his tax paid income . A sizeable investment became black from white , since all real estate deals accept 40 % in cash . Now , with prices having crashed , he is in soup . Further , his savings in FD's, bank deposits & otehr instruments will now earn lower interest @ 6.5 % or less.. I agree with Sri Brij Gupta that BAL funds don't guarantee 12% but works out to 9 to 10% if held for > 3 yrs, which means long term capital gains & exempt from tax. Sri Gulshan Narang advice sounds good and realistic. One can compare funds of different fund houses @ value research.com. To summarise, equity mfs give better returns with higher risk element while balance funds carry comparatively lower risk but little lesser returns. more  
The best is to invest in the TAX free bonds. They are traded on the exchange and anyone with a demat account can buy them. The present return is around 7%. It is tax free, so tax paid is around 9.25% which is much much better than the FD. and it is safe. The rate shall remain same for the next decades till it matures. These are long term bonds. You get the money every year. SO if you want monthly income, just check when the interest is paid, then distribute your savings in 12 different bonds which have a payout on each of the months. Further, dear, the investment into real estate should be just left as it is, if it is one third of the total corpus. It is one long term investment which always keeps pace with inflation and market. So do not lose hope. This change is good for all of us in the long rum. This small amount shall be our contribution. This has happened with all of us.It should be sold only last. Fixed assets are sold only when nothing else works and the kitty is emptying to the bottom. One third should be in the Equity either through the MF or other debt/equity funds. more
