scam in converting from leasehold to freehold
Conversion is optional but banking financing is easier on a freehold property. Even sometimes it is mandated to get it freehold to sell a property by the local law, or else pay hefty share of the profit( Unearned Increase).
I do not understand why properties are disposed to public as leasehold in the first place. Is it to make him run around the pillars , to get it freehold. Thankfully DDA has understood this , but there are huge number of properties leased out in the past , where owner can not afford to pay 10 percent of the prevailing market price or just hate the idea of going around the DDA offices. Same is the story with LDO, MCD,DSIIDC, and NDMC. Why can not all the owners pay the premium as per a well laid out rates, and the property is automatically declared in freehold. The leasing authority should not bother about mentioning the depositor or owner of the premises. It will be boon for the city like Delhi, end of broker raj and most rampant corruption in one stroke. It is like anyone can pay any other persons mobile bill. And if you pay my mobile bill , u can not become the owner or claim right over my phone instrument. Similarly every leasehold owner be asked to pay online or at a designed bank ,the money calculated on basis of a well publicised circular one time . And believe me , it will bring biggest freedom to all Delhietes from rampant corruption. AND THE EXCHEQUER A HUGE BOUNTY. more
