Land Real Estate in Delhi - Inputs on Issues

With this post, we would like to seek you views on all that is wrong with Land and Real Estate development and transactions in Delhi.

It is widely believed that there is a good deal of difference between the Registry/market price of land in DELHI. The only solution I think could be issue of notice, at the time of Registry, that " GOVT. MAY AQUIRE THE PROPOSED DEAL ON THE REGISTERED PRICE IN PUBLIC INTREST" FOR THIS DELHI GOVT MAY HAVE A SEPARATE DEPTT. THIS NOTICE WHEN SIGNED WILL CREAT SOME RESTRAINT more  
Delhi govt. should allow registry of lands in the authorised area, thereby enabling people to registry as well as house tax. I also dwell in the authorised area & as a citizen of Indian Republic I want to pay house tax to avail basic facilities. Policemen & MCD official have been already taking bribes years ago since congress rule in Delhi. AAP govt has helped reduction in the bribe though not completely. Once registry is opened & colony is declared legal, policemen & MCD will have no access left to bribes. more  
Land & real estate are the major sources of generation & stacking of black money. AAP being a volunteer based party, has its team in all corners of Delhi. An exercise can be initiated at finding the market cost of land & houses in each area and rationalize a new circle rare, which may be, say, 20-25% lower than the market rates so determined. Simultaneously, the stamp duty rates should also be brought down, so that each such deal reflects the real value of property. This survey will also bring out the anomalies existing in the circle rates. Another major issue faced in Delhi is that of encroachment of public land. Major penalties, like 10% of circle rare for that area should be charged for first offense and still higher penalty for not removing such encroachment within the stipulated time communicated at the time of first penalty. No structure that violates the maximum no. of floors permitted should be compromised, as it effectively works against the infra planning for the given area. Heavy penalty for violators followed by demolition can help overcome such practices. While regularizing illegal colonies too, care should be taken that there is no compromise with the safety of the building. more  
Now a day every where the unauthorized construction started after the AAP govt. the Police man take the bribe and allow the constructions either in govt. land or in private land. more  
Ban of demolitions of unauthorised construction by Delhi Govt is perhaps the worst thing they have done. Each suulccessive Govt in Delhi have been encouraging creation of unauthorised colonies and slums all over the city - for their narrow political gains. I am pained that AAP Govt is NO different from the others. All of us know that the MCD officials and police connive in this illegal activity for their personal gains thru bribery. As long as there are incentives , there will be bribes. No vigilance measures as proposed by Delhi Govt will be analects root out this corruption of they follow the policies of vote bank creation! In fact efforts in this direction are wasteful expenditure - because you are trying to tackle a situation that you yourself have created in the first place. So pl STOP these populist policies with immediate effect. The e-rickshaw policy is another such stupid measure pursued both by Central Govt and Delhi Govt as a strategy for vote capturing ! On one hand Govt plans to create smart cities compared with the best in the world and on the other you are bringing on the roads these rickety , unsafe vehicles driven by untrained/I'll trained drivers to add to the chios on Delhi roads- all for capturing votes. In fact there should the plans to phase out three wheeler autos in Delhi by improving public transport. Instead of pursuing this, the Govt's are doing the reverse by bringing in e- rickshaws - most retrograde step as far as traffic management and safety is concerned! more
