conveyance deed of society in navi mumbai

I am a member of a society in Navi Mumbai & our society is approaching govt. officials & brokers who are having interest in conveyance deed process.

According to the sources we have been told that the whole procedure will cost approximately Rs. 10L to12L. We are not having the exact idea about govt. rules and fees charged by them.

If we want to do the procedure without broker in a corruption free environment how much it will cost? please share if anyone have some specific information about this.

Dear Prashant : I fully appreciate the thought process of yours. There is absolutely no need of a mediator, the process can be completed by office bearers. With all my past experience, I can say, although it is transparent system in Thane itself over 200 cases are pending, so a truly time consuming exercise. You at least need a good knowledgeable person who will be interested to invest his time without any monitory expectations.
It is misunderstanding, that, an advocate is essential, with due respect to all advocates - my daughter is also a practising advocate. The role of an advocate is very limited. You can still do it all by yourself.
Everything said and done, if you still need a mediator don't ever approach any politician. Find a person with requisite knowledge charging minimum fees and get the work done.

I appreciate all of your inputes specially from Mr. Shringarpure, Mr. Gokhale and Mr. Kamath.

All of our society members have paid proper stamp duty, It's also true that builder is not supporting us. There are two flats which are not sold (i think that's called as "Benami" flats!) but its a negligible percentage comparing to total no of flats (28) and our appeal can stand to get the deed for society, everything else is proper.

We will definitely turn every stone so as to get it done in a proper way and willing to pay only genuine fees to govt. but is it really possible to do it without broker? if possible then can u tell me any example of society who did this without a broker or advocate or before election through a politician?

Is there anyone inside the system who really believes that societies should be the whole-sole owner to decide everything for there apartment and not the builder!

On the contrary our experience is concerned govt. officials want only brokers and political leaders to come to them and get the work done. Other wise they will eat your time explaining rules in your multiple trips to there office and at the end you will surrender to some broker.

Are the rules so complex that they can not make the procedure online and transparent? Is there any pressure on govt. suggesting this through any social organization? I think there is enough digital documentation done for properties in there system called "SETU" to verify facts on there own. more  
I am subodh gokhale. I am an advocate practising in consumer court and i am well aware of property matters incl conveyance. I am not using this platform to promote my business but if any one has problems in conveyance I can handle it with total transparency in fees and actual cost/expenses. more
