Think positve, and positve results for ALL follows

Will keep up my word "positive", throughout this pouring out of my thinking, that just came to my mind this morning.....

Gandhiji is remembered by all without any doubt.
Vinoba Bhave? Might be remembered only by a few!

'Vinobha Bhave and Land Donation Movement' might be known only to a still much less number of people!

Floods take place often, all over the country. As a part of Chennai human being, I have first hand experience of it. Not (1) just during floods alone, but because of unplanned activities taking place all over, under the name DEVELOPMENT, during normal times also. Explanation of this part, is missing here as that is not (2) my point.

If you keenly notice and watch, (please start and do that) you can see a lot of positive changes amongst the new generation of youngsters in our motherland.

I belong to the 60+ group. It was felt during those days, that expecting parents to leave something for us was a positive feeling only, and even parents also wanted life in that way, especially in the middle class.

Today youngsters feel differently, based on my observations. They are more capable than us, also their earnings as their very first month salary itself is much higher compared with what we earned in those days. Cost of living has definitely gone up, but so are opportunities.

What present day youngsters are interested to buy, is a different subject and are avoided here.

What we, oldies, wanted to buy when we were growing up, definitely included property in various forms, like home, flat, land etc. Though jewel buying was also there, comparatively money needed for jewels were lower than that for property.

Still almost everyone invested in property. Assuming that, like our parents, we needed to give it to our next generation.

A few youngsters though may like this story to continue, many of the youngsters are forming their own paths, may be due to differences in ways of living and tastes. It is right only, when I learn to look at this behaviour in a positive angle. We want next generation to be happier than us, and so if this attitude is giving them happiness, be it be this way.

Now let us see the other side, which is all facts only and so I take the liberty available to me, like the present day "expression right", in recording a few reasons that may include a few negative words, unlike the NOTs numbered by me above, 1..2 etc

Country is growing. Good.
Cities are growing. Partly correct. Not fully correct.
Villages are stagnant. Is this stagnation to your liking?

Cities grew. In the beginning vertical growth was seen positive as no one had the capacity to take a long term view.

Facilities like, roads, water, sewage were designed for a much lesser population and so everything started getting overloaded

Then the new answer was, looking for a horizontal growth.

But we all forgot, including the governments, lessons that must have been learnt with those earlier "shortage of facilities". Why it happened, I have only a part answer.

GREED.

More mistakes happened with the plans for expansion of cities: Like blocking of existing water ways. Closing them all. Filling up of gifts like lakes: No proper waste disposal methods. Do we need only modern science for these?

Forget this, as it is of no use pointing fingers at our own old mistakes: Can we, (i.e) YOU & ME, around 60, or even youngsters if they want to join, initiate a new thinking?

In the paragraphs above, I had talked about properties purchased by us.

Not the first home or flat or land.
The next ones that we purchased for gifting to our next generation, that was needed when we purchased it.

Already I have stated, on my assumption, about the youngsters wanting to form their own ways and styles of living.

NOW AS A VERY FIRST STEP GOVERNMENT MUST STOP VERTICAL EXPANSION

SECOND, HORIZONTAL GROWTH MUST BE ENCOURAGED.

When we thought transport needs etc were possible with a mixed development, it is very much possible to provide the same with horizontal growth. It also reduces the loading of the present limited resources pointed out earlier.

Then the housing needs of the moving population is needed.

Instead of making people to look forward to their own accommodation in these areas, govt and also private sector (BOTH WITH NO PROFIT MOTIVE, BUT JUST COVERING COST AND OVERHEADS, AND MAY BE WITH SOME CONCESSIONS FOR PARTICIPATING PRIVATE SECTOR) must be encouraged to build rented accommodation facilities of various shapes and sizes like bachelor accommodation, hostels, flats and NO VILLAS. Not multi storied. With a maximum of 3 or 4 floors only. Like open office concept, with no compound walls around. If needed a grilled wall for above 12" but open below that with only support columns going down. No basement parking.

Population keeps moving and hence these newly created accommodation will be useful for the next batches and need not be demolished for some time at least.

With roads planned with future growth in mind. With an open ground floor. With enough water ways facilitating rain water to flow and reach newly created lakes etc, linked also to existing rivers and finally to the sea with controlled gates.

Taking care that nowhere sewage lines or industrial waste mixes with normal water flows.

When we expand this way, it reduces the loads on long distance transportation needs as people may be able to find jobs near to their home town, near their parents, relatives etc. Growth this way reaches near to villages instead of being nearer to cities alone.

Enough care must be taken by the planning govt authorities to ensure that no agricultural land is made unproductive as a result of these plans.

THIS IS VERY IMPORTANT, if the govt wants all citizens to have food to eat in future even when they no longer are alive, but their own future generations are only there!

Now, FINALLY, we just can recall 'Vinobha Bhave and Land Donation Movement'.

Earlier I talked about the additional properties purchased by the 60+ and may be a few willing youngsters, appear in the picture here, which is the whole purpose of my pouring out.

THOSE WHO HAVE MORE THAN TWO PROPERTIES, OR EVEN ONE IF THEY ARE WILLING, CAN BE PERMITTED (NOT COMPELLED OR FORECD) TO PART DONATE THESE PROPERTIES TO THE GOVT OR PARTICIPATING PRIVATE SECTOR ORGANISATIONS:

By "part" I mean at a price that can not be more than 50% of the guideline values as called in TN:

And that maximum of 50% value only for those who have purchased a few years back, whose present values have crossed the 50% value:

Also for people who invested long back, where the values have crossed this limit of 50%:

But for others where the value is less than this 50%, an interest calculated at cumulative interest rates existing now, but this calculated valued also getting reduced to 50% value if the calculations indicate a higher value, and where the value does not reach this 50% limit, then the thus calculated value with interest must be paid.

All participants must be given exemption from any tax demand.

Those who want to live in their properties can be given one flat built anywhere in these areas as per their choice, but the calculated no profit values equal to their calculated earnings alone. Excess value if any can be returned

I have only touched on what came to my mind.
It can definitely improved a lot.
Also rejected by YOU in total, if it is against your philosophy.

Land is such importance for each Living Being both on living and leaving BUT, STILL, THE REAL TRAITORS are Holding in excess of LIMITS. Governments those taken off from those rich and landlords, set the Excessive lands in the hands of their Supporters since decades leaving at the Morale of Self Certification and Declaration . THIS SELFISH AND HIDDEN CONCEPT HAS MADE MAJORITY FORGET even the Name of Sri Vinoba Bhave who befitted the poor with lakhs of Acres of lands which are now under Grabbing by again the political Supporters mainly . My using the word " Traitors " stands morally, socially, constitutionally is Justified . more
