India’s new rent rules

INDIA'S NEW RENT RULES 2026.

• Landlords cannot charge more than two months’ rent as a deposit.

• Tenants cannot be evicted without legal due process.

• Rental agreements must be digitally stamped and registered within 60 days.

• Rent can be increased only once in 12 months, with 90 days’ prior notice.

• Landlords must give 24 hours’ notice before entering the property.

• If essential repairs aren’t done within 30 days, tenants can fix them and deduct the cost from rent.

• Changing locks, cutting water/electricity, or threatening tenants is punishable.

Why was there no discussion by Government on this. Public consultation must be done before any public pertaining rules. Can LC manager take up? more

There are few cases of property as investment cases. Majority are purchased with hard earned money spending every penny and sweat and toil to obtain. And so nobody feels happy to let others to live there paying for a penny considering current market price. And then taking the land lords help less situation w.r.t social leaning and judicial procedures against the land lord, often tenant takes upper hand and force upon the land lord to occupy for years without paying. Tenant feels they are cheated by land lord but never think of amount of money, effort, periodic maintenance, handling of day to day issues with society / local authority and so on and financial value for all these. they never think without doing anything they get such facility at peanuts. more  
There are types of Tenents and houseowners as well. Mostly the comments favour the house owners here. Both have to be kept in check. It is here the courts should intervene and judicially solve the problems. There may be retired people with or without pension who depend totally and survive on the rent. From my experience the tenents seem to be taking the upper hand as the cases takes years. A balanced view should be adjudicated from courts only. more  
my advice to the landlords who are against any rules prefering tenants , stop living on ancestoral properties, occupied properties and start working hard to earn your living / sorry luxury living this will help ease court who have pending cases running in millions in landlord tenant disputes. We have al;so to make India 10 Trillion $ economy remember and that economy is not rental economy its manufacturing economy more  
No given law is ever followed by landlords , many a times deemed landlords are not real owners but have ownership without any legal will ,w/o proper ownership papers, just by being a relative they consider they are owners , i have seen one actual owner who expired as soon her daughter- in -law went to canada taking her mother in law along , actual owner expired in canada with no investigation considering as non of the family member was canadian citizen , no will was left by her but daughter in law w/o papers was pretending owner sigining docs illegally , as far as son was concerned he dint bother , there are many instances i can put , but Landlord are landlords anyways more  
And what about the landlord who's property and money is at stake. How can someone be so ignorant and u concerned more
