India’s new Rent Agreement rules are here

✅ Every tenancy must have a digitally stamped and online-registered rent agreement filed within 60 days of signing.
✅ Residential security deposit cannot exceed two months’ rent
✅ Commercial tenancy cannot exceed six months’ rent.
✅ Rent can be revised only after completion of 12 months and only when a 90-day written notice is served by the landlord.
✅ If essential repairs are reported, the landlord is legally bound to complete them within 30 days before the tenant can adjust the cost from rent.
✅ Landlords must give a minimum of 24-hour written prior notice before entering or inspecting the rented property.
✅ Eviction is permitted only by order of the Rent Tribunal and only on legally specified grounds, not by personal demand of the landlord.
✅ Rent Tribunal is required to decide tenancy disputes, including eviction cases, within 60 days from the date of filing.
✅ Tenants must undergo mandatory police verification before possession of the rental property.
✅ Any form of forceful eviction, intimidation, or disconnection of electricity/water is legally punishable with penalties and prosecution. more

Why should the Government insert itself into agreements between 2 individuals? more  
On the flip side owners can be harassed by the Tenants. Looks tilted towards the tenants. Owners will be wary of letting out their properties more  
Conceptually, a good move as it aims to standardise agreements. However, it remains to be seen if it will reduce litigation. Litigation is typically a dispute between two parties, where one party claims that the other has not adhered to the agreed-upon terms. Furthermore, disputes cannot be resolved by simply having a standard template for everything. more  
In case of disputes, and not satisfied with the tribunal verdict, is it to be taken to higher ups and drag the position to another 20 years, as is being done now? more  
If implemented and an easy way for tenants to report and get the owner penalised, would help tenants. more
