1.Builder-Buyer agreement is mostly faulty and one-sided in favour of the Builder
2.There is a lack of proper construction and development waste dumping sites in India
3.Construction material used is of low quality
4.Finishing of the construction usually gets delayed
5.All amenities promised while selling the property are not present when the property is handed over to the customer
6.A lot of construction is done on unauthorised land
7.Most of the labourers involved in construction activities are untrained
8.Proper safety precautions are not taken on construction sites leading to injuries to various people
9.Construction workers lack modern equipment and rely on age-old ones to carry out their routine work
10.Most of the buildings constructed are not by professionals but by amateur crooks or thugs who try to make quick money
11.GST in construction is quite high
12.In bringing the cost down, the safety features of the buildings are compromised with
13.Fixtures used in the apartments made by builders are poor in quality
14.For quality of Sand, Bricks available in the market, there is no measure for quality and its use
15.For Electrical, Plumbing, Carpentry material, in most of the cases the buyer is cheated with inferior quality. There is no strict monitoring on these material manufacturers and traders by the competent authorities

All most all aware of these. Those Constructing themselves following all Norms making Building Strengthy to live more than 60 Safely. 1. Contractors and many Builders ignoring to use Standard Materials as well as opting Semi Skilled FOR MORE PROFITS AND BRIBES TO VARIOUS AUTHORITIES. Governments cannot control except mandating in RERA . 2. For Government Constructions and different Contracts , R & B Personnel and Authorities as well as Contractors CAN BE MANDATED AND SHALL BE SUBJECTED TO PENAL PROCEEDINGS INCLUDING realization of Losses , 3rd Party Risks confiscating Properties of Individual and their families. So, Comprehensive Laws if Regulated covering these IT WILL BE OF BEST SUPPORT FOR SECURED INVESTMENT OF GOVERNMENT as well as to the Contractors in case they deceived by their Suppliers with duplicate/ Counterfeit Materials. 3. Such Regulations of Punishments AND Recoveries together with follow of SPECIFICATIONS OF MATERIAL AND BINDERS definitely REDRESS the presently experiencing QUALITY FAILURES . more

1. RERA is being diluted by many states. This should be immediately identified and state govts told to correct the same. 2. Flats are being sold without OC. Electricity connection should be provided only after OC is issued 3. How do we fix the quality of work and ensure proper inspection - not by govt agencies which are mostly corrupt but by independent agencies where buyers will be stakeholders. Standards are not known to people. For ex, what should be the standard of plaster, quality of steel which is used etc more  
Every project should be covered by insurance. The buyer should have the right to compensation of violation of any clause of the agreement. Claim for quality/quantity should be lodged on the insurance company, as the insurance company would have all the where-with-alls and expertise. The premium would be shared by both the builder and the flat purchaser. The cost would be marginally higher due to this premium but there would be some check of the quality/quantity of the items specified in the contract/agreement. more
