Change mindset on immovable property

Reforms in legal systems, are inevitable to control the lawyers and the judges.
It is seen that lawyers and judges are more interested to postpone the hearing of the case. The period consumed in giving dates in a case is much larger than the hearing period itself.
As soon as a case is filed and registered, the hearing date must be fixed in consultation with the lawyers by the judge.
The other most significant factor of justice delayed is the inhuman laws and false interpretation of personal liberty.
Laws related with the immovable property viz land, building and renting are mischievous.
(1) Rent Act is a totally false and inhuman law. It was introduced during Second World War by British government, to divert the construction material towards, war related affairs. But Nehru government continued the act for not only indefinite period, but as a part of human rights. Nehru had no foresight of its implications.
(2) The owner cannot ask the tenant to vacate the house. Owner cannot increase the rent. This has resulted into heavy increase into antisocial activities, GundaRaj, corruption, deaths due to collapsing of houses due t their deteriorated condition.
The Court gave fractured and insignificant judgments. The Congi governments made significantly meaningless modifications.
The accumulation of court cases related with rent is out of proportion.
Similar is the laws related with land. The cases related with Land disputes, encroachment, illegal constructions are also out of proportion. The final judgment comes after two to three generations.
(3) Immovable property transfers should be always through the government, irrespective of sale or rent.
As for land, the government must only be the owner of the land. Government would be only the authority to award the right to use the land on rent for a specified purpose. The Government would be only authorized to transfer the right to use the land.
