1.If the properties are valued at market rates then the State can reduce the stamp duty by half. This will beneficial to the home buyer as he can get more loan from the bank. Will give the same returns to the state government.
2. This will stop the buyer from taking hand loans at exorbitant interest rates from black money loan sharks.
3. The banks can lend more reducing black money.
4. On an average the Registrars' offices do registration of hundreds of crores of Rupees.
5. These guys charge at least 2% of the registered value as bribes. This should be stopped. The primary carriers of this money are the document writers. They collect and hand over the cash to the anonymous agent who collects every day. We as consumers are told that this sleaze money goes up to the ministers.
6. There is a need for developing a certified real estate agent as it exists in the USA. We can copy and modify to our needs.
