STERLING RESORTS A CHEAT COMPANY

BEWARE OF STERLING RESORTS-

Don't fall into the trap of buying membership of Sterling resorts. This company has been cheating on its old members by refusing to honour the agreement made by them.

We are holding vacation timeshare membership of Sterling resorts Mussoorie and Sterling Goa .We are entitled for one week holiday every year for 99 years during the alloted week.The agreement provides for an accommodation with a wet kitchenette and also provides for exchange, sale, renting, gifting of the time share week.The service track record of Sterling has been poor since inception .They have been short changing and cheating its old fixed week vacation time share members by resorting to unfair trade practices.
1. Sterling has oversold their fixed week time share weeks in most resorts( almost 2-3 times than its capacity).Having oversold the accommodation and after having pocketed the money they try to discourage members to avail of their holidays entitlement by all means and by denying them reservations.
2.Although provided in the agreement it is very difficult almost impossible to obtain an exchange reservation during holidays and weekends in their properties in mussoorie, manali, Corbett, Nainital, Goa etc.Citing no vacancy they deny the members their rightful due .They sell the time share rooms as hotel rooms to non members/ walk ins at higher prices.One can book Sterling rooms in any of their resorts through various online booking portals and travel agents.(You can check this yourself) By doing this Sterling is cheating members of their rightful due.
3.In violation of the agreement Sterling has replaced its wet kitchenette i.e Hot plate, steam cooker,rolling pin , utensils, with dry kitchenette( microwave) citing fire hazard. They even refuse to provide induction cookers and utensils causing immense problems for all members in general and for strict vegetarians in particular.As it is impossible to prepare Indian style food ( chapati, frying etc) in a microwave oven thereby forcing members to take heavy & oily meals in their expensive restaurants. A family of 4 has to shell out in excess of ₹ 28000 for 3 meals/day for a weeks stay , and at a great risk to their health. We had bought the time share essentially for the reason that it allowed us to cook our meals in a wet kitchenette as per our liking and convenience . By withdrawing the wet kitchenette Sterling has cheated us.
4.Sterling is resorting to selling vacation rooms to outsiders and denying them to existing members by showing full occupancy or no vacancy . Their reservation system is opaque and secretive so that they can cheat the members.Everytime I have tried to book a room in exchange during holidays I have failed to obtain a reservation.
5.Till recently most of their resorts were poorly maintained despite charging amenities per day and annually for maintenance( AAC).At current prices of their 25 year membership it is cheaper to stay in a star hotel and as pet own convenience .Current membership cost is ₹2 .5lacs for 1 week holiday for 25 years. The interest @15% on this is ₹37500 which works out to ₹ 5500/day .Adding the daily charges of ₹1000 + annual charges of ₹5000 or ₹700/day bring the per day charges at ₹7200 excluding food expenses.This is exhorbitant besides tying you to the whims and fancies of Sterling resorts.
6. As per the agreement one can sell, rent, gift his week but they discourage resale by imposing new and harsh conditions on new buyers.This they do so in order to sell their new unit scheme at exhorbitant prices to new gullible buyers. Having locked the existing members in a member unfriendly agreement they will prevent members from exiting.It is because of above factor that it is impossible to sell your membership.Due to serious complaints old membership are available at a steep discount to current prices.
7.A person buys a vacation membership after carefully selecting its location and evaluating the facilties offered at various destinations .We bought a fixed week Sterling time share week in Sterling Goa vagator specifically because of its location and proximity to the beach. Sterling sold this property in Goa Vagator without intimating members let alone taking permission from them and in total voilation of trust.
8.In absolute violation of terms of agreement Sterling has started demanding guest charges if you rent or gift your holiday week .They also charge you for early chekout/ part utilization. This is unfair since No use of amenities take place for the cancelled days.
Sterling has been reneging on its commitment and terms of agreement .So all who are considering to buy Sterling time share week/ units must be aware of their wrong doings.We are trying to form an association of members and plan to take them to consumer court for violation of service contract.

You are spot on Mr.Arun. Apart from ever increasing Utility charges & Annual Maintenance charges if we account simple interest on our investment we are paying much more than non-members for the same facilities. In the beginning Sterling Resorts gave false information promising regular cottages won't be allotted to non-members but only in Guest Rooms in a separate building block attached to property. Apart from this they are swindling money through exorbitant rates on food in their inhouse restaurants. If we complain they guide us to fine prints in the membership document. more  
We had out holidays with Sterling at Dharamshala, Sarisika, Mount Abu and 12 days back at Munnar, Thekdy and Guruyayoor . In general we didint face problem for the reservation and may be this is because of slightly off season timings. The overall experience at all the resorts was good and MountAbu and Dharamshala was excellent. In thekddy and Guruyaoor they have Hotel Unit and there was lack of personal touch, of course they allow outsiders also. In Nutshell so far so good and we are a happy lot. I have also facing similar kind of issue from a resort organization. I also totally endorsed Mr.Arvind Agrawal in this regard. Yes. Government and the regulating bodies only foremost accountability for this problems. Dear Mr.Puthucode Anantharaman sir all our people does not know about the intrigue of the each and every resorts. So, it is the duty of the regulating agencies and the respective all Government authorities for which the regulating bodies and Government are created. Therefore, if any of our people's grievances are not solved, the regulating agencies and the Government authorities also fully responsible for these blemish. more
