Redesign cities, villages and all

A new NEWS. Not from India, From Saudi Arabia.

As a resident of Chennai, I have used Chennai examples only, though this is definitely applicable to all of India

This kind of thinking I have been having for decades. But not developing a new city as they )Saudi) seem to be planning(?).

BUT TO RE-DESIGN ALL OUR LIVING PLACES.
ONE BY ONE. MAY NEED DECADES TO COMPLETE.

But will it not be better than what we have today, PROVIDED SOME THINKING MINDS ARE GIVEN THE RESPONSIBILITY.

NOT THE SAME OLD POLITICIANS

My intention is not to offend anyone, be a ruling class, or opposition or any officer. I am speaking for the people.

We may need many many group discussions etc (Like what we call in Tamil- "Patti Mandram")

Those who have more to GIVE, only must come forward to give.
And be a role model.

I am not calling the RICH now, though they also must give latter after seeing.

The MINSTERS first
Not anything personal, in the beginning.
That WILL come latter along with the RICH

What they have now. AS RESIDENCES (OR PALACES?)
IN CHENNAI GREENWAYS ROAD OR PASUMAI VAZHI SALAI!

A REALLY HUGE GREEN LOCATION.

I have assumed/concluded that they all want to be role models for others.

All those ROYAL HUGE buildings must be flattened, AFTER SUITABLE ALTERNATE ACCOMODATION FOR THEM IS ARRANGED BY THE GOVT ALL OVER THE CITY, SO THAT THEY ALSO LIVE ALONG WITH CITIZENS AND UNDERSTAND WHAT IS IT LIKE TO LIVE LIKE A CITIZEN IN A CITY!

BREAK ALL COMPUND WALLS; BUILD MANY MULTISTORY FLATS THERE, WITH NOT MORE THAN WHAT IS PERMITTED BY LAW FOR THAT CITY AREA.

1 BHK, 2 BHK, 3 KHK BUT not bigger.
With many needed common facilities.
Drainage. Drinking water. Electricity. Internal roads. Play grounds. 2/3/4 wheeler parking. Mini hospitals. etc

NOW COMES THE FIRST IMPORTANT STEP.
WHAT TO DO WITH THIS NEW FACILITY CREATED?

CHOOSE SOME AFRE/AREAS IN THE SAME CITY WHICH NEED A LOT OF IMPROVEMENT. THERE IS NO SHORTAGE FOR THIS.
BUT THE PEOPLE RESIDING THERE MUST BE MADE TO ACCEPT THE NEW semi permanent residences! for about and an year or a little more: TILL their old area is developed in a same way but much better than what they looked like earlier!

With my little knowledge of Chennai, I have chosen Sastri nagar in Adyar, Chennai. A particular portion that was called for EWS. (Now all have mostly sold it and it is no longer an EWS area. Don't catch the seller or its new occupant, but just make them happy.)

Shift them all to Greenways road new residences. Make them understand, it is not their new permanent own houses, only a temporary one: 1bhk /2bhk /3bhk, as they had earlier or its equivalent. Run transport as required between this area and their old are as needed. mainly for school needs. EB charges they need to pay, as they were paying earlier. Do not allow them to make any modifications to the new homes!

Come back to the chosen area in Sastri Nagar. All buildings there must be demolished. Not all trees etc. Save them to the possible extent.

Redesign this area with no ground floor. G + 4 or G + 6 with lifts. Parking in full ground floor, with play areas.

Next few lines, only experts can plan, NOT ME:

Modifying the existing water supply/sewage/electricity lines/better roads etc. and connect it to the present one. Make all roads broader. If necessary modifying them where needed, in a FAST way so that other residents as of now, who are not a part of this scheme are not put into any trouble.

Seeing the new development in their own neighborhood, when the scheme comes for their area they will willingly join.

Once the new facility is completed, move back all the old residents. Now there will be more empty residences, as we have gone for multi story accommodation, where they were either 1 or 2 or small floors only.

Also once all return from Greenways road, do a complete renovation of those buildings to invite people from another area that needs development, to come and stay in their new temporary homes

Other willing residents from Sastri nagar other areas can be offered vacant flats for their use, that will be equal to the value of their old residences. NO PAYMENTS either way. Balance empty houses can sold by the govt/contractor based on a no loss basis with definitely some margin, ONLY TO RESIDENTS OF SAME CITY, in this case CHENNAI. This way other areas also are likely to get empty, making it easy for taking up those areas.

The basis idea is
USE GREENWAYS ROAD AREA AS A TEMPORARAY RESIDENTIAL AREA
LET THOSE MINISTERS ETC ASSUME A TITLE OF Mr. Role MODEL SO AND SO.

I know, the entire scheme is not easy.
BUT what was easy till now?
For common man living itself is not easy now

To start, everything WILL LOOK difficult
I know I am only dreaming.
BUT ARE THERE NOT EXPERTS IN CITY PLANNING?

ALLOW THEM TO STEP IN
YOU WILL SEE A TRANSFORMED INDIA at least in one section, while we need to think more on many such subjects. more

I am not posting now, just because not many have even viewed it. But I am sad that I do not possess the pre-qualification to "atractively" word and post it. Two SOULS have commented. Does it show the other 22 did not consider this as even an issue? Even if someone somewhere starts acting on SIMILAR SUGGESTIONS, it will take a FEW MORE DECADES for results to appear. We three may not be alive then. But is it not our responsibility to initiate for a TRANSFORMED INDIA to our future Indians? Or the three of us also go, sell fast food, make fast money, enjoy and depart? If this is in local circles, then where do we go? Or was it my mistake to have classified as A RESOURCE MATTER? God save India please. (In my opinion) God please send another 1000 Modiji like persons to each state and every party. Some may succeed. more
