Real Estate Sector - Inputs on issues

Dear Friends,

Through various discussions and upon requests from several of you, we are initiating a new and focused discussion on the Real Estate sector.

I request each one of you to share all the issues you have experienced/observed related to real estate sector in India. Be it black money, corruption, electoral funding, consumer grievances, lack of affordability for middle class, please list out everything.

Once we have collected the inputs, we will create separate posts for Root Causes and Solutions. The end objective would be to submit a Collective Citizen Whitepaper for action to the PMO and all associated ministries.

1)There should be Very Strong rules for builders who run away with public money and those who delay the projest beyond a reasonable time. I would suggest an insurance cover for the same to be paid by the builder or a legally enforceable agreement to cover the public in such a scenario. 2)There should also be strict quality parametere(like ISO) about the consrtuction quality of the projects. 3)Strict rules should be made to wipe off all possibilities of black money. 4)Police partnering builders in all their illegal activities should be stopped at once. more  
Dear Rajendra, Could we initiate a discussion around the exorbitant school fees and take collective action to curb this to make the schooling uniformly affordable through out the country for every section? Looking forward to you positive response! Thanks, Shrikant Desai more  
1. The real estate law should be strong and there should be a check whether all rules are followed. 2. As per the law builders cannot sell the property before getting approvals from authority. But violation of this law is very common. 3. Buyers have to pay 18 to 24% interest if there is delay in payment, but there is no law if the delay is from builder side. 4. The flat buyer agreement should be under control of government and should have same format and “rule and regulations” for all buyers/builders, instead of being it under builder control and being one sided. 5. Authority should penalize the builder for delay in possession – one part of which should go to government and another one to the buyers who got affected with delay in possession. 6. There should be proper check on pricing and construction material. 7. Selling “car parking” is illegal as per the law, but that is being sold by builders openly. more
