Making RERA work in UP

As suggested in other circle, RERA in UP must cover ongoing projects and penalties for non-compliance should include imprisonment. Also, builder must have liability in case of structural defects.

Are there other things that are missing. Seems CM has committed to Central govt Minister Naidu that he will get RERA adopted soon in UP. more

RERA without any dilution is must for U.P. Many of shady powerful builders under the political-bureaucratic protection of the previous Govt had ganged up to take advantage of shorge of the house, specially in Delhi NCR and started looting the public hard earned money. In majority of the cases, the builders have syphoned off the public money to other projects and buyers have been forced to take possession of the incomplete building without any maintenance and basic facilities. U.P. Govt must break this nexus to bring the culprit builders to book and hold them accountable for cheating the buyer. more
RERA as promulgated by central Govt/Union Territories must be made applicable in U.P. also without any dilution as has been presently done by previous Govt. All old/ongoing as well as new projects must be covered under RERA of U.P. The government should also include a model Builder/Buyer agreement to be followed by all new and incomplete projects where completion certificates have not been issued by Authority concerned. more
U.P. government should speed up the implementation of RERA by notifying fresh rules in line with central government's (Ministry of Housing and Urban Poverty Alleviation's) rules and setting up regulatory authority so that home buyers can seek relief. Unless RERA is implemented, home buyers will remain helpless. U.P. government should also frame builder-buyer agreement in line with central government's and it should be applicable to all properties whether ongoing or completed. The old builder-buyer agreement having one-sided clauses in favor of builders should be abolished altogether. more
