LOOT BY GOVT AND BUILDERS- RPS PALM PROJECT FBD.

SUBJECT:Un-ending demands of Builder-RPS Palm Project Faridabad-Loot by both Govt. and Builder

A floor booked with commitment of possession in 24 months and firm rates under construction linked plan in 2010 for which builder committed for nominal penalty for delayed possession to customers is yet to come-up with assurances.

Approx 95% payments have been collected long back and exploitation is in process. So called bill on the subject is no where to help applicants.
The Govt. of Haryana and Builder both are against the principle of help to needy house seekers,
evident from the statement below:

Basic amount for sale (Paid amount)
To Builder To Govt.
44.12 lac 3.25 to 8% Service Tax
EDC/IDC 2.10 lac
Enhanced cost 2.33 lac

Additonal demand:-
Maint security 1.5 lac
Labour cess +VAT 2.0 Lac
Misc. 2.5 lac +0.15 lac
Registration charges
Stamp duty 2.65 lac
Clerkage 0.23 lac

Hidden demand :

Increase in material cost 5.0 lac
Silent for delayed nominal payment for delay in possession.
Claiming 18 to 24 % per annum for delayed payment to Builder/them.

Reality:
Such a vast project on present rates can be brought up in time with 25% less cost as given above.

WHERE ARE GOOD DAYS OF MODIJEE. WHY SILENT EVEN AFTER THIS STATEMENT. IS IT ACHIEVEMENT OF LAST 02 YEARS IN OFFICE of PM.

I visited RPS 2 days back on a friends house. Quality of construction is pathetic. Walls full of Seelan /Seepage. Every where rework is visible. Not sure how such builder is tolerated by people in faridabad and gets approval from government etc more  
Yes Mr. Ahuja I fully agree with you ,that builder,property dealers and local.admin.+ CM of haryana are totally responsible for not helping the sufferers ,CM makes lot of promise but only for sake of speech more  
Buyers collectively can file petition in high court thereby challenging circular as circular an not superseded provisions of law. Approximated my 20 clients are collectively interested to challenge the circular. more  
Corporate crime in planned way .Need to assemble all buyer to fight with this nexus. more  
Dear Sir, The Government of haryana has given liberty to builders to deposit the 10% EDC and balance in four equal instalments in 2 years and further the property of project will be mortgaged with the Haryana Government while the builders have already collected entire EDC from the buyers. If they have not deposited then it amounts to misappropriation of the Government funds why the Government is not lodging FIR against them under section 406,420 IPC. It is clear fraud upon the buyers. I am planning to challenged said circular as circular can not supersede the law and agreements.Approximately 25 people have contacted me. If approximately 100 people will join then it will cost effective.
